Common Questions
Are Fremont home prices below their all-time high?
Yes. As of Sep 2026, all 4 Fremont zip codes sit below their all-time high for average sold price: 94538 is 16.0% below its May 2024 high, 94536 is 15.4% below its Apr 2022 high, 94555 is 13.0% below its Jun 2026 high and 94539 is 4.7% below its Jul 2026 high. These are single-family homes, using 3-month averages.
Which Tri-City zip code has the biggest dip right now?
94587 (Union City), where the average sold price of $1.36M is 16.5% below its Feb 2025 high of $1.63M. The smallest dip is 94539 (Fremont), 4.7% below its Jul 2026 high.
When did home prices peak in Fremont, Newark and Union City?
It depends on the zip. The average sold price peaked in Apr 2022 in 94536 (Fremont), May 2022 in 94560 (Newark), May 2024 in 94538 (Fremont), Feb 2025 in 94587 (Union City), Jun 2026 in 94555 (Fremont) and Jul 2026 in 94539 (Fremont). So some parts of the Tri-City have been below their high since 2022, and others only just came off it.
Is it cheaper to buy now than at the peak?
On price, yes in every zip: buying today means a lower price, less cash down and lower property tax than at each zip’s high. On the monthly payment, it depends on mortgage rates. At this week’s 7.32% 30-year rate (Freddie Mac, Oct 22, 2026), the payment on today’s average price is below its own high in 5 of 6 zips. But in 94539 (Fremont), 94536 (Fremont) and 94560 (Newark), the price high came when rates were lower, so today’s payment is higher than it was at that peak. The page shows the rate where today’s price would match the payment at the peak.
How are these numbers calculated?
From closed MLS sales of single-family homes in Fremont, Newark and Union City since January 2020, split by zip code. The average sold price and $ per sq ft are 3-month rolling averages, # sold counts the last 12 months, and all-time highs are measured from 2020. The monthly payment is PITI on a 30-year fixed loan with 20% down: principal and interest, property tax at 1.25% of the price and $2,000 a year of home insurance. Today’s uses this week’s Freddie Mac rate, and past months use the 3-month average rate of their time. Land sales and duplicate listings are removed.
